We asked... You said...

The Council is well aware that there are repairs and improvements that tenants and leaseholders would like to be made to your homes and communal areas.  The fact of the matter is that, despite our best efforts, we do not have enough money to carry out this work.  This is because central Government takes away a third of the money you pay us in rent to be spent on housing in other parts of the country.  

As a result, the condition of council-owned homes across the borough is getting worse.  The Council is very worried about this and is looking at the options available for improving things in the future.   We asked an independent research company, QA Research, to carry out a survey in April because we wanted to know what you think about the situation and whether you agree with us; that something needs to be done to improve things in the future.

So what did you tell us?

2,308 tenants and leaseholders completed and returned their surveys – a very high response rate of 37% – illustrating the interest surrounding this important issue.  The key findings of the survey were:

  • More than half (56%) of the respondents were not satisfied with the general condition of their home and only 9% think the condition of their home has improved over the last three years.
  • A similar number (52%) were not satisfied with the condition of the areas around their homes (i.e. communal areas) and only 6% think the condition of these areas has improved over the last three years.
  • The vast majority (90%) of respondents agreed with the Council; that things cannot carry on as they are and that something has to be done to improve the quality of homes and surrounding areas.
  • Seven out of ten were aware that the Council does not have enough money to maintain and improve homes and surrounding areas.

The survey also revealed that there is a strong level of awareness amongst residents as to why this lack of money exists - 60% said they were aware that a significant proportion of the money they pay in rent is spent by central Government in other parts of the country.  Just over half (55%) were also aware that if the management of the housing stock was transferred over to a Housing Association, Kingston would be allowed to keep all of the money collected in rents and invest it back locally.

Leaseholders (61%) and those of you living on the School Lane Estate (50%) are significantly more likely than average to be satisfied with the condition of your home. Those of you living in Cumberland House (81%) and Chessington Court (80%) are the least satisfied with the condition of your homes.

If you live in the Sheephouse Way/South Lane area (51%) or on the Alpha Road Estate (46%) you are significantly more likely than average to think that the condition of your home has got worse over the last three years. Those of you who live on the Kingsnympton Estate are most likely (61%) to think that things have stayed about the same.

Those of you living in Cumberland House (76%) and the York Way/Garrison Lane area (73%) are the most likely to be dissatisfied with the general condition of the areas surrounding your homes. On the other hand, those living in Chessington Court are significantly more likely (69%) to be satisfied with the condition of these surrounding areas.

If you live in the Sheephouse Way/South Lane area, you are significantly more likely (55%) to think that the area around your home has got worse over the last three years. In contrast, the majority of you living in Chessington Court (69%) think that the condition of these areas has stayed about the same.

Leaseholders (38%) and those of you living on the Cambridge Road Estate (37%) are the least likely to be aware of the fact that Kingston Council does not have enough money to make such changes and improvements. Those of you living on the School Lane Estate (85%) were the most likely to be aware of this problem.

Almost everyone living in the York Way/Garrison Lane area (97%) agrees with the statement. Those of you living in Cumberland House (88%) and School Lane (88%) are less likely to agree, but the difference is not significant - there is widespread agreement across the borough with this statement.

There is a strong level of awareness of this amongst residents.  Awareness levels are highest in Cumberland House (72%) and School Lane (71%) and lowest in Kingsnympton (45%) and the Sheephouse Way/South Lane areas (49%).

A little over half (55%) of you said that you were aware of this. Those of you living on the Alpha Road Estate (68%) are significantly more likely than average to consider that you are aware of this. Conversely, those of you living on the Kingsnympton Estate (66%) and Cambridge Gardens Estate (60%) are less likely to feel aware of this.
